Building Layout

The building is rectangular in shape with offices and car parking located on the western side of the building, fronting California Drive. The building will include 15-metre clear internal warehouse height, with loading docks on the northern and southern elevations. To the eastern elevation which fronts the residential properties, no loading doors are being provided.

The property is being constructed to a high specification with Grade A offices, and the scheme is targeting BREEAM ‘Outstanding’, an EPC A+ rating (on the offices), and net zero carbon in construction. Sustainability features will include roof-mounted solar panels, rainwater harvesting, water leak detection, sub-metering of energy consumption, and 15% rooflights to the warehouse.

 

The former DHL warehouse had two vehicle access junctions on California Drive, one for a car park and one for HGVs. These will be retained for the new warehouse. Pedestrians will also access the development from California Drive.

Upon completion of the new warehouse, there will be approximately 50m between the rear elevation of the closest property to the elevation of the warehouse. In addition to the planting of the new trees and landscaping to this area, it is also proposed to install a new acoustic fence along the full length of the site boundary. This is to be installed at a height of 4m where directly in front of the warehouse, increasing to 6m where adjacent to yard areas at the northern and southern parts of the site.
